Concrete Floor Grinding
in San Antonio

Professional diamond grinding for surface preparation, old coating removal, and CSP profiling. The single most important step in any floor coating installation.

Surface Prep

The step that determines whether your floor coating lasts 2 years or 20.

Every epoxy coating failure we've ever been called to diagnose comes back to the same cause: inadequate surface preparation. Diamond grinding to the correct Concrete Surface Profile (CSP) is not optional - it is the single most critical variable in coating longevity. A floor ground to CSP-2 or CSP-3 gives epoxy a mechanical anchor to bond to. A floor that wasn't ground properly gives epoxy nothing to hold.

We use commercial Husqvarna and HTC planetary grinders across all project sizes - the same equipment used in large-scale industrial and commercial work, sized appropriately for the job. No acid wash substitutes. No shortcuts. We deliver a ready-to-coat surface every time.

Why Diamond Grinding

Six things diamond grinding does that acid etch cannot.

Acid etching is a preparation method from the 1990s. Diamond grinding is the ICRI-standard approach used by professional coating contractors - and the difference in outcomes is dramatic.

Diamond Grinding to CSP-2/3

Achieves the ICRI 310.2-standard anchor profile required for epoxy adhesion. CSP-2 and CSP-3 produce the mechanical interlock that makes coating bond last for decades - not months.

Old Coating Removal

Removes existing epoxy, latex paint, VCT adhesive, cutback adhesive, thin-set residue, and surface-applied sealers - returning the slab to bare, open concrete ready for new coating.

Levels Minor High Spots

Planetary grinders flatten minor surface irregularities, trowel marks, and ridges - producing a flatter substrate that prevents thin spots in the coating system at high points.

Opens Concrete Pores for Bonding

Grinding removes the surface laitance layer and opens the concrete's capillary structure - allowing penetrating primers and epoxy resins to enter the slab and form a true mechanical-chemical bond.

Dust-Controlled Equipment

All our grinders run with industrial HEPA vacuum systems capturing approximately 95% of dust at source. Concrete dust is a respiratory hazard - we never grind without full dust collection, regardless of project size.

Residential & Commercial

From a single garage bay to a 50,000 sq ft commercial floor, we right-size the equipment to the job. Walk-behind planetary grinders for residential; ride-on equipment for warehouse-scale projects.

Method Comparison

Acid etch vs. diamond grinding: what the data shows.

Acid etching is still offered by some installers as a cost-cutting measure. Here's what the ICRI standard and real-world outcomes actually show.

Factor Acid Etch Only Diamond Grinding
Bond Profile Achieved CSP-1 at best - near-smooth surface, minimal anchor CSP-2 to CSP-3 - ICRI-standard mechanical anchor for coatings
Sealer / Old Coating Removal Does not remove existing sealers, epoxy, or paint - acid reacts with bare concrete only Removes all surface-applied coatings, adhesives, and sealers mechanically
Effectiveness on Hard Concrete Minimal - acid cannot adequately etch hard trowel-finished or burnished concrete common in Texas construction Full effectiveness regardless of surface hardness - diamond abrasion is not chemistry-dependent
ICRI Standard Compliance Does not meet ICRI 310.2 minimum CSP requirement for epoxy coatings Meets or exceeds ICRI 310.2 CSP-2/3 requirement for all coating types
Coating Longevity Significantly reduced - delamination common within 1–3 years under traffic 15–20+ years when combined with proper coating system - bond is mechanical, not just adhesive
Our Process

How we prepare your concrete floor.

Every step is documented. You receive a CSP verification report before any coating is applied.

Step 01

Surface & Coating Assessment

We assess existing surface conditions: coating type and thickness, concrete hardness, contamination history, and moisture vapor. This determines diamond tooling selection, number of grinding passes, and target CSP.

Step 02

Equipment Setup & Masking

Grinders are connected to industrial HEPA vacuum systems. Adjacent surfaces, walls, and door gaps are masked with plastic sheeting. Perimeter edges are pre-ground with hand-held angle grinders before the main machine run.

Step 03

Diamond Grind to Specified CSP

Planetary grinders with diamond tooling matched to your concrete hardness are passed across the surface in overlapping patterns. Multiple passes with progressively finer tooling achieve the target profile consistently.

Step 04

Vacuum & Inspect Profile

After grinding, the surface is thoroughly vacuumed and inspected. We verify the CSP visually and with a tactile comparator against ICRI reference chips. Any areas needing additional passes are re-ground before signoff.

Step 05

Deliver Ready-to-Coat Surface

We hand off a dust-free, properly profiled concrete surface along with a CSP report. If we're applying the coating, preparation flows directly into primer application. Standalone grind jobs receive written documentation of the profile achieved.

FAQ

Common questions about concrete floor grinding in San Antonio.

What is CSP and why does it matter?
CSP stands for Concrete Surface Profile - a standardized roughness scale defined by ICRI Technical Guideline 310.2 ranging from CSP-1 (near-smooth) to CSP-9 (very rough). Epoxy coatings require a minimum CSP-2 or CSP-3 anchor profile to bond correctly. Without adequate CSP, coating adhesion is insufficient and delamination occurs - often within months.
Can grinding remove old epoxy or paint?
Yes. Diamond grinding removes old epoxy coatings, latex paint, thin-set adhesive residue, VCT tile adhesive (cutback), and most surface-applied sealers. Very thick or multi-layer coatings may require a combination of scarifying and grinding. We assess the coating type and thickness before specifying the removal process.
Is diamond grinding dusty and messy?
Our grinding equipment is connected to industrial HEPA-filtered vacuum systems that capture approximately 95% of dust at the source. Concrete grinding without dust control is messy and creates a health hazard - we never grind without dust collection. Plastic sheeting protects adjacent areas from fine dust migration.
Do you offer grinding as a standalone service without coating?
Yes. We offer standalone diamond grinding for clients who are applying their own coating, have another contractor providing the coating, or need a surface prepared for polishing by a separate trade. We provide a CSP verification report so your coating contractor knows the anchor profile achieved.
How much does concrete floor grinding cost in San Antonio?
Standalone concrete floor grinding in San Antonio typically runs $0.50–$1.50 per square foot depending on the area size, existing coating type and thickness, and the target CSP. Coating removal jobs at the higher end of that range. We provide fixed-price quotes after an on-site assessment.

Why Diamond Grinding Is Non-Negotiable for San Antonio Concrete

Walk into any professional epoxy coating operation in 2026 and you will not find a bucket of muriatic acid and a garden hose. That combination - acid etching - was the surface preparation standard for residential concrete coating through the 1990s, and its legacy lives on in the form of failed garage floors across San Antonio. The reason garage epoxy peels in broad sheets after two or three years is almost always preparation failure. Diamond grinding exists to prevent exactly that failure, and it does so by creating the mechanical anchor profile that no chemistry can replicate on hard concrete.

Understanding CSP: The ICRI 310.2 Standard

The International Concrete Repair Institute's Technical Guideline 310.2 defines nine Concrete Surface Profile levels, each with a reference chip that allows visual and tactile verification in the field. CSP-1 looks nearly smooth to the naked eye - the result of light acid etching or light grinding. CSP-3 is equivalent to 36-grit sandpaper applied to the slab surface - you can feel the texture with your fingertip. Most epoxy manufacturers specify CSP-2 as a minimum for their products, and CSP-3 for higher-build or self-leveling systems. The profile provides two things: surface area for adhesive contact (more texture = more contact area) and mechanical interlock - where the epoxy flows into surface pores and valleys and physically locks in as it cures. Without this profile, the bond is purely adhesive, which is insufficient under the thermal cycling and point loads that San Antonio floors experience year-round.

Why Acid Etch Fails on Texas Concrete

Acid etching relies on muriatic (hydrochloric) acid reacting with calcium carbonate in the concrete surface to create a micro-rough texture. It works adequately on soft, porous concrete. The problem is that a significant proportion of concrete slabs placed in Texas - particularly in garages, commercial spaces, and newer residential construction - are hard trowel finished. Hard trowel finishing uses steel trowels under pressure to compact and densify the surface paste, producing a surface that is significantly less porous and more chemically resistant than a broom-finished or float-finished slab. On hard trowel concrete, acid etching produces minimal profile - often below CSP-1 - because the densified surface resists acid penetration. The result looks clean but provides almost no mechanical anchor, and coatings applied over it will peel. This failure mode is especially common in San Antonio and across Texas where hard trowel finishing is the standard for residential garage slabs, commercial buildings, and new construction floors across Bexar County.

How ProEpoxy Approaches Surface Preparation

We use Husqvarna and HTC planetary diamond grinders - the professional standard for floor coating preparation - across all project sizes. Planetary grinders have multiple grinding heads rotating both on their own axis and around a central axis, which produces a more even, consistent surface profile than single-head grinders. For residential garages, we use walk-behind planetary grinders that cover the slab in efficient overlapping passes. For warehouse-scale projects, we use ride-on equipment that covers several thousand square feet per hour. All grinding is performed with industrial HEPA vacuum extraction - no open grinding that leaves dust to settle throughout the home or facility. The diamond tooling is matched to your concrete hardness: soft bond diamonds for hard concrete, hard bond diamonds for soft concrete. Getting this wrong means premature diamond wear and inadequate profile, so we test slab hardness before selecting tooling.

Coating Removal: Old Epoxy, VCT Adhesive, and Paint

Many San Antonio floors that come to us for epoxy installation have an existing coating - often a failed DIY epoxy, latex floor paint, or VCT tile with cutback adhesive underneath. These surfaces cannot be coated over - the new coating would bond to the failed coating, not to the concrete, and delaminate in the same pattern. Diamond grinding removes most existing coatings effectively, with tooling selection matched to the coating type. Standard epoxy coatings and paint come off readily with aggressive cup wheels or PCD (polycrystalline diamond) tooling. Thick cutback adhesive (the black tar-like adhesive under older VCT tile) typically requires PCD segments before transitioning to diamond segments for final profiling. In all cases, the process ends with the concrete surface fully exposed, profiled, and ready for primer - not a substrate that has been abraded through a coating, which would leave coating residue in the concrete pores.

Standalone Grinding: For DIYers and Other Contractors

We offer standalone diamond grinding as a service for homeowners who plan to apply their own coating system, and for other flooring contractors who need surface preparation handled by experienced operators. This is a practical option if you're purchasing a professional-grade epoxy kit and want the prep done right, or if your coating contractor doesn't have adequate grinding equipment. We provide a written CSP report with the anchor profile achieved in each area of the floor - the documentation your coating manufacturer's warranty may require. Pricing for standalone grinding runs $0.50–$1.50 per square foot depending on area size, existing surface condition, and target CSP.
